Yes and no, the available property base for commercial/industrial property is very small in the Port Macquarie area. Unlike residential land subdivision development which is moving in leaps and bounds, the number of commercially zoned streets has remained all but static for at least the past 5 years. Based on a quick review of the local map, we count only 28 commercial/industrial zoned streets in Port Macquarie as compared to more than 617 residential zoned streets.
We have analysed the recorded number of commercial/industrial property sales in Port Macquarie for the 2016/2017 financial year. This information has been extracted from RP Data/Core Logic property monitors and although not 100% accurate, it is sufficient to gain some overall understanding of the market.
It is interesting to note that only 53 commercial/industrial sales were recorded in Port Macquarie for 2016/2017 financial year. By comparison it is reported that over 1400 residential sales occurred for the same period.
The above information illustrates how tightly held the commercial/industrial property is in Port Macquarie. We regularly find that commercial/industrial property owners are unwilling to consider selling due to lack of better investment options.
Of the 53 sales recorded, worth about $35 million, we take responsibility for negotiating more than half of the sales. This means that Raine & Horne Commercial were able to outsell all our competitors combined efforts.
