Negotiating leases, large and small, on retail, industrial and office premises is a substantial part of Raine & Horne Commercial Port Macquarie’s daily business activities. A sound lease is of utmost importance, as the terms of a lease (such as the rental and length of lease) will more often than not, affect the value of a commercial property.

In the 2016/2017 financial year our office negotiated an amazing 132 leasing transactions which correlates to over $3.5 Million in annual rental negotiations! This was a massive outcome, and so much so that both Graeme Garrett and Luke Horton were both recognised within the Franchise network for achieving Top Commercial Salesperson for the number of Leasing Transactions nationally! To put that in perspective, the Raine & Horne Commercial network has 34 offices, and 308 commercial/industrial agents across the country. Our office is extremely pleased to be able to deliver exceptional levels of service to our clients but more importantly we are more interested in delivering results that increase our client base than being number 1 of leasing transactions.

The reason we are very strong in leasing, is that we have excellent procedures to ensure every detail is considered. Our years of experience and continuous training to refine negotiation skills and techniques are a big asset to property owners. We also understand that whilst an agent is an important part in the leasing process, the use of a suitably qualified and experienced solicitor is equally important. Any commercial property owner should engage a good team of representatives, a combination of a good solicitor and a good agent who can work together as a team to achieve the best outcome.

Our office has excellent market knowledge because we are regularly negotiating new lease and lease renewals every day. The key ingredient to a successful lease negotiation is to ensure that the negotiations are fair and equitable, ensuring a good sustainable arrangement for both parties. The rental must remain viable for the tenant to continue business, which then allows the owner to be assured of a regular rental income stream. 

Our office has leased property for all sorts of clients including mum and dad investors, self-managed superannuation funds, corporations, government entities and public listed companies. Our role has included the leasing of neighborhood shopping centres, childcare centres, bank branches, shops, offices, factories, showrooms and industrial land, in all areas of the Port Macquarie Hastings / Greater Port Macquarie region.
