Major Southern Tasmanian commercial landholding to draw developer interest

Two strategically positioned commercial real estate allotmentsi totalling approximately 14,629 sqm in one of Southern Tasmania’s fastest-growing regional centres have hit the market. 

Listed by Lincoln Street, Commercial Sales & Leasing Agent at Raine & Horne Commercial Hobart, the properties at 3 Weston Hill Road and 5 Cole Street, Sorell, are being sold via Expressions of Interest. 

Sorell’s status as the dominant service and retail hub for the South-East region of Tasmania continues to grow, underpinned by ongoing residential expansion, significant tourism traffic to the East Coast and Tasman Peninsula, and continued infrastructure investment. 

Reflecting this broader market momentum, Leslie Simpson of Raine & Horne Commercial Hobart noted in Raine & Horne Commercial’s latest Commercial Insights report that buyer activity has been building in recent months. 

“We have seen a noticeable increase in activity since around December 2025, and this momentum has continued into 2026,” Leslie said. 

Scarce Sorell land draws developers and long-term investors 

Opportunities to secure vacant, strategically positioned commercial land within the town centre of Sorrell and surrounding precincts are increasingly limited, reinforcing strong long-term land value fundamentals. 

Lincoln told realcommercial.com.auii that he expects the property will appeal to several buyer demographics. 

He said it would be ideal for large-format retail and mixed-use developers seeking to capitalise on Sorell’s strong population growth and expanding urban footprint. 

“The site’s scale, exposure and planning trajectory toward General Business zoning (currently General Residential) position it as a strategic landholding suited to master planned retail or staged development outcomes,” he said. 

“This is attractive to local and interstate developers. 

“The property has additional appeal to land-bank investors targeting future uplift and longer-term institutional exit potential.” 

The land is approximately 25 minutes from the Hobart CBD via the Tasman Highway and 15 minutes from Hobart International Airport. It is also close to established operators, including Woolworths, Coles, Mitre 10, and other national brands such as Chemist Warehouse, which anchor the precinct. 

Lincoln said the property presents a highly flexible development opportunity suited to a range of large-scale commercial outcomes, including a bulky goods retail precinct, a drive-through food and service station offering, a neighbourhood shopping centre, or a large-format medical and allied health hub. 

“Given the site’s scale, exposure and positioning within Sorell’s growth corridor, it is equally well suited to a staged mixed-use commercial precinct, allowing developers to deliver a diversified, multi-tenanted asset aligned with the area’s expanding residential catchment and increasing demand for retail and services,” he said.
