Global beef shortage creates tailwinds for Southern Highlands grazing opportunity

June 30, 2026

A strengthening outlook for Australia's beef industry is expected to support demand for quality grazing assets, including an outstanding 720-acre Southern Highlands holding listed for $15 million by Matthew Anstee and Clayton Smith of Raine & Horne Rural Southern Highlands.

Australia’s beef sector is expected to remain a strong performer amongst global competitors in 2026, with a new industry report from Rabobanki finding the country is well placed to benefit from tightening global supply, firm international demand and only limited near-term disruption from recent trade policy changes.

In its Global Beef Quarterly Q2 2026 report, the agribusiness banking specialist’s RaboResearch division says global beef production is expected to fall by 2.2% this year, with major contractions forecast in Brazil, the United States and China, while cattle prices across most major producing regions had risen through the first quarter of 2026.

Against that backdrop, the report said, Australia is expected to continue delivering historically high beef production and export volumes, reinforcing its role as an important supplier to undersupplied global markets.

RaboResearch senior animal proteins analyst Angus Gidley-Baird said the combination of tighter global availability and Australia’s ability to keep product flowing is creating a supportive environment for the local beef sector, particularly for exporters targeting high-value international markets.

This is also good news for vendors seeking to sell property with beef production potential, while also underpinning buyer demand for quality rural property, such as a magnificent gem, located in the popular Southern Highlands of NSW.

Comprising three titles and three separate properties, this parcel totals 720 acres and includes 13300, 13302, and 13230 Hume Highway, Sutton Forest. It has been listed for sale for $15 million by Matthew Anstee and Clayton Smith from Raine & Horne Rural Southern Highlands.

‘Bellview’, located at 13300 Hume Highway, is a 100-acre rural property featuring a tastefully updated 1970s brick residence with recent upgrades. It also includes a horse arena, quality horse paddocks, cattle yards and extensive machinery sheds.

Matthew Anstee said, “With approximately 80% of the land cleared, it is ideally suited to grazing, lifestyle farming or to those simply enjoying wide open spaces, while two large dams and solar panels further enhance the property's self-sufficiency.”

Adding further value, Bellview offers the potential for approximately $337,000 in biodiversity credits, providing environmental and financial benefits.

Set on 520 acres, the parcel at 13302 Hume Highway is approximately 40% cleared. It features a recently renovated north-facing homestead. The property also benefits from a 45 megalitre spring water licence and zoning under C3 Environmental Management.

An outstanding highlight is the significant biodiversity opportunity-potentially up to $5.7 million in biodiversity credits. Matthew Anstee said, “This offers an extraordinary chance for hobby farmers or investors alike to unlock future income while conserving this pristine landscape.”

The third parcel being offered is ‘Bridge Water’, located at 13230 Hume Highway. Spanning 100 acres, this impressive Southern Highlands property merges productive rural land with the lifestyle benefits of country living.

“Dating back to the 1880s, this charming sandstone residence showcases ageless charm, with original features carefully maintained and sympathetically enhanced over time,” Matthew said. Surrounded by approximately three acres of established gardens, the property is framed by mature trees, water features & tranquil spaces, including a tennis court and gazebo that extend the home's living areas outdoors.

Additional improvements include a shearing shed, a machinery shed, a hay shed, and a carport for three vehicles. “The property is well-watered via a bore and dam, and is approximately 60% cleared, making it currently suited to cattle but also ideal for equestrian pursuits or other rural ventures,” Matthew added.
