Now is an excellent time to consider “downsizing” the family home, with a report from removalist firm Muval[i] showing that by leveraging the value of your existing property – even by moving to a home in the same suburb with one fewer bedroom – you can unlock significant savings.

Downsizing is often driven by a mix of financial and lifestyle factors. These include reducing the cost and effort of maintaining a large family home, adjusting to life as an empty nester once the kids have left, or helping to fund your transition into retirement. Alternately, many want to lower ongoing expenses, such as rates and utilities or free up cash for a more flexible, low-maintenance lifestyle. All these reasons for downsizing become especially viable when there’s a strong opportunity to unlock equity in the family home tax free after years of capital growth.

Better still, you don’t have to pull up stumps and move to a completely different suburb or town to make downsizing a financially worthwhile option.

According to Muval, in Sydney's prestige suburbs such as Mosman and Woollahra, simply moving from a four-bedroom to a three-bedroom house could put more than $2 million back in your pocket, which could go towards your next home or retirement.

With cost-of-living pressures front of mind, opting for a smaller property with fewer bedrooms is becoming a strategic way to reduce ongoing costs without leaving a beloved community.

In suburbs such as Mosman and Woollahra, Muval says shifting from a three-bedroom apartment to a two-bedroom unit can unlock a value of $1.29-$1.46M. Perth's elite suburbs, including Cottesloe and Peppermint Grove, have similarly huge gaps between four and three-bedroom apartments, with savings exceeding $800,000.

Even beyond the high-end capitals, Victorian suburbs such as Stonnington offer savings of over $630,000 when moving from a three-bedroom to a two-bedroom unit, reinforcing that smaller layouts are increasingly the sweet spot for downsizers seeking more financial freedom.

Downsizing is increasingly seen as a smart, tax-effective financial strategy—not just a lifestyle decision. With property values on the rise, many homeowners are sitting on substantial tax-free capital gains, and moving to a smaller property, even within the same suburb, can unlock substantial cash for now, or to put towards a fantastic retirement.
