Ground-breaking ceremony marks official opening of Tonkin Highway Industrial Estate

October 12, 2018

With the construction of the entire estate now complete, this occasion marks the transformation of the site into one of Perth’s best located industrial estates, just 8 kilometres from the Perth CBD.

Developed by Linc Property, the 40-hectare estate is bounded by Railway Parade and Tonkin Highway. This prominent location positions Tonkin Highway Industrial Estate as one of Perth’s most central and accessible industrial precincts.

Businesses can enjoy the convenience of an exceptionally well-connected workplace with immediate linkages to the critical arterial road networks of Roe Highway, Reid Highway, Great Eastern Highway and Leach Highway (via the nearby Tonkin Highway interchange) while employees benefit from being near public transport with the Ashfield train station 500m away and bus routes a short 300m stroll.

There is an emphasis on high-quality landscaping, public art, open space, street parking and food and coffee options making Tonkin Highway Industrial Estate a great place to do business.

Ben Lisle, Director at Linc Property, said the developer had enjoyed working in close partnership with the City of Bayswater to deliver a well presented contemporary industrial estate with attractive scheme provisions. The estate also offers on-street parking, extensive landscaping and street trees that assists the Council in meeting its objective of increasing tree canopy coverage within the City by 20% over the next five years.

Anthony Vulinovich, Director of Raine & Horne Commercial, describes the offering as compelling for businesses and investors looking to upgrade.

“Lots within the estate have been priced 10 to 15 percent below historical land values in the area, making Tonkin Highway Industrial Estate an attractive proposition,” Mr Vulinovich said.

With lot sizes ranging between 1,100sqm and 1.5Ha with the ability to combine lots to suit, pricing is attractive relative to Osborne Park, Balcatta, and Belmont, which are the only industrial locations with comparable  proximity to the CBD.”

The estate’s central location and high standards of presentation have been well received by both developers and owner occupiers alike with over 70% of Stage 1 sold. Mr Vulinovich noted,

“Stage 2 is relatively small, and again demand has been strong with over 35% of Stage 2 lots sold off the plan.”

Mr Lisle said “We are extremely pleased with the way the estate has gone and anticipate that the remaining land will be absorbed in the next 6 to 9 months. Over the past year, we have seen a rising demand for land in the better located industrial precinct along with a significant rise in industrial pre-lease activity driven by increased confidence in the WA resource sector.

“We have just sold out of the Northlink Industrial Park and have only two lots remaining in the Swan Brewery Industrial Estate. Similarly, Roe Highway Logistics Park, our new 55-hectare project on the corner of Roe Highway and Welshpool Road East, has seen over 10 hectares of land pre-committed off-market while Stage 1 construction is underway.

Mr Lisle added, “I believe this estate has the best access of any industrial land within Perth I am aware of being adjacent to Roe Highway and the Kenwick Freight Rail Terminal, with dual traffic light access points from Welshpool Road East providing ‘B-Triple’ Road Train access. We are looking forward to officially launching the estate in the coming month.”
