- Beat the spring market bloom by listing early to win
There's a reason spring is known as the "traditional selling season." Gardens burst into bloom, the weather (hopefully) turns brighter, and daylight saving kicks in by October—setting the perfect backdrop for open homes and auctions. It's also when buyers become more active, keen to lock in their dream property before summer arrives.
But while late September and early October usually see the biggest surge in listings, savvy sellers know that late August and early September can be the sweet spot.
Beat the spring rush
Every year, the property market experiences a flood of new listings and auctions once spring is in full swing. By acting early, your property will enjoy more attention before the competition peaks. Fewer comparable properties on the market means buyers are more likely to focus on yours—and could be motivated to make stronger offers. Filippo D'Arrigo, Principal at Raine & Horne Marrickville in Sydney's Inner West, says, "Stock's been tight through the end of the second quarter, but that's about to change.
"We'll be launching more than a dozen properties to market soon, all culminating in our auction night on the 24th of September. October is shaping up much the same, with another eight or nine properties already in the pipeline."
That means the window for vendors hoping to stand out is closing fast. "If you're thinking about selling, now is the time. By late September, you're competing with a flood of listings. If you wait, you'll be creeping into December and Christmas, which is far from ideal," Filippo explained.
For vendors, Filippo's advice is simple: "Plan now, act now, and you'll beat the 'spring market b(l)oom'.
"Even if you can't launch in the next fortnight, we're mapping out the next four weeks with vendors, so they're not lost in the spring rush."
Capture fresh buyer energy
Buyer demand typically builds as winter draws to a close. Families, in particular, often plan to move before the new school year, and many buyers want to secure a home well ahead of the Christmas break. Listing now puts your property in front of this active audience at just the right time.
Make the most of your property's presentation
Spring naturally shows homes in their best light—gardens come alive, natural light brightens interiors, and outdoor spaces become more inviting. By getting on the market early, you can present your property at its seasonal best while also maximising buyer competition. Still, Filippo says that first impressions count. "Fresh paint and some landscaping are the two most cost-effective steps you can take.
"For around $20,000, you can transform the look of a home and attract more buyers. Presentation is everything.”
