Raine & Horne flagship office lands a circa $150 million landmark Rose Bay sale in dealmaking coup of the year

One of Australia’s biggest residential property transactions of 2025 has seen an approximately $150 million sale of six houses and two unit blocks across 20–30 Wilberforce Avenue[i] and 33–37 Dover Road, Rose Bay to a private buyer.

Located in one of the Eastern Suburbs’ most prestigious neighbourhoods, this rare opportunity represented a once-in-a-generation opportunity in tightly held Rose Bay. The turbo-charged sale was managed by Ric Serrao, Principal of Raine & Horne Double Bay | Bondi Beach, along with Alex Lyon, Paul Langsam and Dean Power.

The 20–30 Wilberforce Avenue holding, listed by Dean Power and Paul Langsam[ii], comprises five lots with a combined 2,939.5 sqm landholding and a premium north-west aspect offering potential harbour views.

With a R3 Medium Density Residential zoning, the combined site could benefit from recent planning reforms allowing a six-storey development with a 22-metre height limit and a 2.2:1 FSR (Floor Space Ratio). In combination these factors could deliver a potential GFA (Gross Floor Area) of approximately 6,466.9 sqm*.

But wait, there's more. Under the Infill Affordable Housing provisions, there the potential for up to a 30% increase in FSR and height, potentially yielding around 8,407 sqm of GFA if approved.

Meanwhile, the Dover Road properties include a four-bedroom home at 33 Dover Road, an older residence on an 847 sqm block at 35 Dover Road, and a boutique apartment block of four units at 37 Dover Road, together forming part of the broader development offering that attracted plenty of attention.
