FIRM LOCKS IN NEW BUSINESS ADDRESS

A SECURITY systems supplier has secured a larger premises in the inner city with room for growth.

Metal Manufactures Ltd has a seven-year lease on a 1205sq m freestanding showroom/office/warehouse at 250 Abbotsford Rd.

The company will operate its newly acquired Seadan Security & Electronics business on the site.

Raine & Horne Commercial’s Vaughn Smart, who struck the deal, said Seadan was previously in smaller premises at 15-19 Hudson Rd,
Albion.
“They were looking at scaling up and this building is a little larger than what they required,” he said.

“Seadan will occupy the ground floor office, showroom, trade counter and warehouse and seek to sublease the 230sqm office on the upper level.”

The building features 581sqm of high quality office, 476sqm of highbay warehouse and 148sq m of additional mezzanine space. It has dual roller door access and on-site parking for 28 vehicles. Metal Manufactures will be paying $262,000 gross a year.

The property was owned and previously occupied by Rohrig Constructions which moved into their property next door a couple of years ago. Mr Smart said owner-occupier demand for vacant properties remained strong in the inner city.

“But the leasing market is still ticking over although it depends upon the asset’s fundamentals — quality building, right location and good parking,” he said.
