CLEANING SUPPLIER FINDS SHINY NEW HEADQUARTERS - 06.03.2015

A CLEAN offer from an owner-occupier and some added rental income shine has sealed a $2.2 million deal for the sale of a Gympie Rd facility on Brisbane’s northside.

The 1472sq m building at Strathpine has been bought to house the expanding requirements of the buyer’s business, Complete Janitorial Supplies.

It sits on a 5116sq m site at 114 Gympie Rd and comprises showroom and office space over two levels at the  front of the property and a high bay warehouse. Dillon Murphy and Tim Jones, from Raine & Horne Commercial,  negotiated the sale.

“The building itself was larger than the purchaser required for his needs,” Mr Murphy said. “However, we were able to secure a tenant for about 500sq m at the rear of the property, which gave him the capacity to purchase the building.”

The tenant – a local dance school – is paying about $110/sqm net.

Mr Murphy said the buyer had been looking for a suitable property in which to relocate his expanding business for about 18 months.

“He’s upsizing considerably, relocating from about 250sqm at Lawnton,” he said.

Mr Murphy said the market in the Brendale/Strathpine area had been “very buoyant” in recent times, particularly for stand-alone warehouses and showrooms.

 In the past six months, the demand for exposure on Gympie Rd has increased,” he said. “Owner-occupiers in the $1 million to $2.5 million price bracket are the strongest part of the market. There’s more consumer and business confidence now than there has been in the past five years and that’s led to expanding requirements..
