Chermside Office Is A Perfect Fit For Tenant 18-11-16

CHRIS HERDE

A STATE Government department has secured a floor in a rare Chermside A-grade office building.

The Department of Housing and Public Works’ Building Asset Services division has a four-year lease with an option on 900sqm on the second floor of the building at 113 Kittyhawk Drive.

The building, which has charity Ozcare on the ground and first floor, was completed early this year and includes a strong car parking ratio.

Raine & Horne Commercial’s Trent Bruce, who struck the deal with colleague Hudson Dale, said it was the only available A-grade office space in the northern Brisbane suburb. “The tenancy represented one of the best local offerings within the Chermside precinct and reconfirms Chermside as a preferred commercial destination for office users,” he said.

“It’s 10 to 20m across from the northern entrance of Westfield Chermside, it has a major bus exchange there and its very accessible for drivers.”

Rental rates were not disclosed but industry sources said the lease would be $350- $400/sq m.

Mr Dale said with the apartment market stopped in its tracks at Chermside, developers should consider the commercial market.

“If someone builds a strata office in Chermside, I think it would go very well,” Mr Dale said
