30/09/2011 - Ample parking clinches lease

The Uniting Church’s Blue Care organisation has secures the lease of a new home in Brisbane’s northern suburbs.

Formerly known as the Blue Nurses, the organisation, which provides care and support to the elderly, disabled and those in need, has moved into the lower basement of a small IGA anchored retail/commercial centre at 1 Queens Road, Everton Hills.

In the deal negotiated by Raine & Horne Commercial’s Trent Bruce and Hudson Dale, Blue Care has secured a five-year lease with a two-year option on 885sqm of office space.

They will pay $221,250 a year. Mr Bruce said Blue Care has just completed an extensive fitout of the area. They will have eight to 10 smaller offices in an open plan design, plus training rooms.

Almost half of the basement car parks has been caged for Blue Care fleet security and there is secure after-hours access to the office.

“The space has been available for close to nine or 12 months,” Mr Bruce said. “we had to relocate a smaller tenant and then were able to offer the full space which is the 885sqm plus a substantial toile block.

“But the parking availability was the key factor for the tenant, which now has access to 50 odd car parks in the lower basement level including the caged secure area.” Mr Bruce said Blue Care was searching for new premises for some time.

“It was a little bit further afield than their preferred location but it came down to the rental, easy accessibility and the parking facilities which they could not get where they were,” he said. Mr Dale said Everton Hills was about 12km from the CBD.

“It is a little bit out. But because its considered a little further than Stafford, Chermside and Nundah, the rental rate is cheaper and parking is not an issue,” he said.

“It’s also not far from a fairly major feeder road.” Mr Dale said before Blue Care arrived on the scene the landlord was considering splitting the office space.

“Smaller tenants are some of the only real players since the GFC hit so its good to get a real large chunk of the property away in one go.”
