A LARGE office building halfway between two major hospitals on Brisbane’s northside has proved to be just what the doctor ordered for a healthcare education provider.

Health Leaders Australia has taken a three year lease on the 900sq m office building with a 300sq m warehouse attached at 32 Billabong St, Stafford. Hudson Dale, from Raine & Horne Commercial, and Phil Grant, from Knight Frank, negotiated the deal. It was struck at a leasing rate of about $180/sq m or $217,000 gross a year. ‘‘That’s a classic commercial office rate in an industrial-type area,’’ Mr Dale said. ‘‘But the property is at the end of a cul-de-sac and has a green outlook and unlimited parking.’’

HLA, a not-for-profit education and training provider to the primary healthcare sector, has more than doubled its space, relocating from 500sq m at Alderley.

‘‘They’d outgrown the premises and had been looking for an alternative for a while, but had been unable to find a suitable option in the right location,’’ Mr Dale said. ‘‘Their requirement was for about 800sqm and properties with that much office space just didn’t exist at the time in the northwest precinct.’’

But when the Billabong St building became available after being vacated by an IT business, HLA jumped at the chance.

‘‘It had everything they wanted, presented well and although it was more space than they initially wanted, as far as size-for price it was a deal too good to reject,’’ Mr Dale said. ‘‘The location also appealed because it was halfway between Prince Charles Hospital and the Royal Brisbane and Women’s Hospital.’’
