A logistics company has secured a deal for a large office-warehouse facility close to Brisbane Airport.

Aircraft Loaders and Packers has taken a five-year lease on 4300sq m of space at 3D/17 Sugarmill Road, Pinkenba.

Phil Heggie, commercial real estate agent at Raine & Horne Commercial, negotiated the deal. The leasing rate has not been disclosed but is believed to be in the range of $100/sq m to $115/sq m plus outoings.

The concrete tilt panel facility is one of several office-warehouse buildings on a 3.16ha site owned by Charter Hall. It features two recessed loading docks and levellers, 7m internal height, a good container set down area and security and surveillance systems.

Phil Heggie said there had been an increase in demand from tenants for larger buildings in the area in recent months. "The market had gone very flat and over the last six months there hasn't been a lot of larger space like this taken up," he said.

He said the lease to Aircraft Loaders and Packers was "a sign that things are picking up again".

"The freight forwarding sector is very sensitive to upturns and downturns in the economy so this is a good barometer of an emerging optimistic business outlook."

Mr Heggie said the facility was previously occupied by Cameron Transport, which had moved to an existing facility south of Brisbane. He said the new tenant was relocating from a much smaller premises at Eagle Farm.

"They're an expanding business operating in tandem with other associated companies and have come out of a 750sq m facility."

Mr Heggie said Aircraft Loaders and Packers's requirements had been very specific in terms of building capacity, proximity to the airport, the Gateway Motorway and CBD access.
