24/05/2013 - Growing Pool Firm Laps Up Shift To Bigger Base

A SWIMMING pool and spa equipment and accessories manufacturer has dived into a deal to secure a larger facility around the corner from its existing premises north of Brisbane.

Pool Systems has taken a five-year lease with a five-year option on a 4,531sqm office/ warehouse at 27 Strathwyn St, Brendale.

It has relocated from a 3,600sqm facility only a few hundred metres away along Kremzow Rd. The  deal was negotiated by Lawrence Temple and Tim Jones from Raine & Horne Commercial at a leasing rate of $500,000 a year plus GST and outgoings.

Mr Temple said Pool Systems’ previous facility was literally overflowing, with stock out the front door and the business forced to utilise off-site storage due to its growth.  ‘‘They had been in the facility for 12-plus years and were bursting at the seams,’’ he said.  ‘‘And the vacancy in the Strathwyn St property was a great opportunity to move into something existing that was just around the corner and ticked most of the boxes for them.’’

The new facility comprises 618sqm of air-conditioned office space over two levels, with open plan and partitioned areas as well as tech/research and development rooms.

Its 3,913sqm of warehouse space is split over two tilt concrete buildings with 7m internal height, three-phase power, air lines, 5-tonne gantry crane and awnings covering all roller doors. On a 9,291sqm parcel of land, it also has large concrete hardstand areas.

Mr Jones said the property was initially marketed for sale and strong interest was fielded from both owner-occupiers and tenants.

Pool Systems is a Brisbane based company established in 1983. It manufactures and distributes pool and spa equipment, accessories and leisure products under the brands Aussie Gold, Swimsafe, Swimsports, Life, Lo Chlor, Nu Wave and Avenger.
