A Construction materials supply business won’t have far to move after securing a new home next door. Parchem Construction Supplies will almost double the size of its outer northern Brisbane trade store when it moves to 35 Kremzow Road, Brendale.

In a deal negotiated by Raine & Horne Commercial’s Tim Jones, Parchem has a three-year lease, with a three-year option on the freestanding showroom/warehouse.

They will pay $162,000 a year for the 1166sqm building surrounded by 4254sqm of hardstand. “They were in a 699sqm tenancy (33 Kremzow Road), which they outgrew and wanted to go into their own freestanding facility that was larger,” Mr Jones said.

“At the time they inquired there were probably only three to four potential options available to them. “They were attracted to this one obliviously because of its size and its prominent position but the No.1 thing was that it’s a stand-alone building.”

Parchem is a national company that supplies construction products, construction equipment and tools, and decorative concrete solutions. Mr Jones said the company was completing a fitout at 35 Kremzow Road with the landlord before moving in. He said Brendale was an increasingly tight industrial area, with available freestanding premises hard to fine.

“The inquiry for freestanding facilities outweighs what’s available, particularly for those on main roads,” he said. “With this property, we had heaps of inquiries and the previous tenant had not even relocated before the new lease was signed.”
