A Brisbane-based manufacturer’s agent and distributor specialising in the supply of stock to retail chains has secured more space on the city’s northside. Alliance Merchandising has taken a five-year lease with a five-year option on a 4,743 square metre office/ warehouse at 212 Zillmere Rd, Zillmere. It is more than doubling its operational space, relocating from a 2000sq m facility at nearby Delta St, Geebung. The deal, negotiated by Raine & Horne Commercial’s Lawrence Temple, was struck at a leasing rate of $379,440 gross a year.

‘‘The property actually proved very easy to lease as it was priced right and had all the fundamentals needed in a larger industrial facility,’’ Mr Temple said. ‘‘Alliance Merchandising was expanding and located only a few streets away over two buildings. So rather than taking a third building, when they were made aware of this facility that enabled them to put everything under one roof they moved quickly to secure it.’’

The facility comprises a metal-clad industrial building with about 300sqm of office space, a clearspan warehouse with 6-8m internal height, access via five container height roller doors, enclosed loading docks, three-phase power and about 600sqm of hardstand. Alliance Merchandising managing Director Peter Gillam said the company had looked at a few options, but it was difficult to find a suitable facility.  ‘‘There wasn’t much around of that size in the area and the others we looked at were pretty ordinary,’’ Mr Gillam said.

‘‘I actually knew this complex and thought ‘well, that’s perfect for us’.’’ He said the Zillmere property appealed because of its location, warehouse size, accessibility and the layout of its office space. ‘‘Because we have always worked from smaller offices, we’ve never had the facilities to have a conference room, training rooms or anything like that before,’’ Mr Gillam said.
