12/10/2012 - Tile Wizards snare magic new location

A national tile and flooring retail chain did not have to look too far to seal a deal and move to new premises on Brisbane’s northside. Tile Wizards has committed to a four-year lease with a two year option on a 990sqm showroom/warehouse at 2/117 South Pine Rd, Brendale. It is relocating from premises along Kremzow Rd – only about 400m away. Tim Jones from Raine & Horne Commercial, who negotiated the deal, said Tile Wizards was keen to move and take advantage of market conditions, but wanted to maintain its presence in Brendale.

‘‘They wanted something with really high exposure, and South Pine Rd is ideal,’’ Mr Jones said. ‘‘There were a couple of other options they looked at in Brendale, but the sizes and set-ups didn’t really work for them. ‘‘In comparison to those other sites, the premises at 117 South Pine Rd  required fairly minimal modifications.’’ Mr Jones said the property also appealed because it was surrounded by complementary businesses, including lighting and electrical retailer Cetnaj.

The leasing deal was struck at a rental rate of $117,882 gross a year plus GST. Mr Jones said the Brendale showroom/warehouse was previously occupied by discount tools chain Glenfords. It comprises 400sqm of showroom space and a 590sqm warehouse. Tile Wizards group financial manager Jacob Doherty said the new premises were more compact and more economical than its existing Brendale site.

‘‘It’s also in a better position, with better street appeal, and it offers a bigger showroom space to display our tiles, carpet and timber flooring,’’ he said. Mr Doherty said Tile Wizards wanted to stay in Brendale because it had been in the area for 16 years. ‘‘We’ve got a lot of loyal customers who we want to keep servicing and there’s still a lot of business in the area.’’ Tile Wizards plans to relocate by early December.
