10/08/2012 - Brendale sale ticks all boxes

An owner-occupier has picked up a vacant freestanding office/warehouse in Brisbane’s northern suburbs for $2.01 million.

The property, at 46 Kremzow Rd, Brendale, was bought by S & N Properties which will operate three businesses out of the building. Raine & Horne Commercial’s Tim Jones, who struck the deal, said the two-level 1,052sqm building sits on a 3,612sqm site. ‘‘It’s a really functional facility, really good height, really good hardstand and it has good access as well,’’ he said. The property last changed hands in 2008 for $2.25 million.

Mr Jones said the new owner was previously a tenant in a couple of smaller properties and wanted to have his businesses under the one roof. ‘‘I knew that the gentleman was looking and we’ve been working with him,’’ he said. ‘‘We had a look at five or six properties over the last few months. He thought about going into two separate buildings – one on the main road and one on the backstreets – but this one ticked all the boxes.’’
