Asset Management & Compliance

Our Asset Management Division specialises in helping Commercial Property Owners in 3 key ways:

  1. We keep a clear set of financial and lease records
You know exactly what money is coming in and going out each month.
Rent and market reviews are actioned as documented in each lease
  2. We provide day to day management
We provide a bridge between you and your tenants so that you can concentrate on your core business.
  3. We monitor the condition of your property
We ensure your building is compliant with fire, asbestos and other statutory obligations and all repairs and maintenance are done correctly and within budget.

If you would like more information on the services we provide, please contact Noel Jeffery on 3245 1922.

Building Fire Safety Regulations 2008 stipulate that fire fighting equipment, for example extinguishers and fire hoses etc, need to be tested & tagged by an authorised tester every six months.

This is the responsibility of the owner and/or tenant. Failure to do so may result in a fine of up to $5,500 for a company or $1,100 for an individual

When was the last time your property was tested & tagged?

If you own a building constructed prior to 2004, you need to be aware of your current obligations with respect to Asbestos Laws.

A full Asbestos report must be onsite, and if asbestos is present, a management plan must also be onsite.

As the laws have changed again recently, your old report may not be valid.

Is your building currently compliant?

In a complex controlled by a Body Corporate, the Body Corporate, the Tenant and the Landlord need different insurance to cover their areas of responsibility.

For instance, the Tenant and Body Corporate public liability insurance will not cover the Landlord if the Landlord’s property causes some harm.

Do you have the correct insurance for your Commercial Building?

If you would like to find out more about the above and any other property management issues, please contact Noel Jeffery on 07 3245 1922.
