ARE YOU UP TO DATE WITH YOUR LEGAL OBLIGATIONS AS A COMMERCIAL PROPERTY OWNER?


FIRE SAFETY
Building Fire Safety Regulations 2008 stipulate that fire fighting equipment, for example extinguishers and fire hoses etc, need to be tested & tagged by an authorised tester every six months.

This is the responsibility of the owner and/or tenant. Failure to do so may result in a fine of up to $5,500 for a company or $1,100 for an individual

When was the last time your property was tested & tagged?


ASBESTOS REPORTS

If you own a building constructed prior to 2004, you need to be aware of your current obligations with respect to Asbestos Laws.

A full Asbestos report must be onsite, and if asbestos is present, a management plan must also be onsite.

As the laws have changed again recently, your old report may not be valid.

INSURANCE

In a complex controlled by a Body Corporate, the Body Corporate, the Tenant and the Landlord need different insurance to cover their areas of responsibility.

For instance, the Tenant and Body Corporate public liability insurance will not cover the Landlord if the Landlord’s property causes some harm.
